A&A Works For Landed Properties

Additions and Alterations (A&A) works are a common scene in the landed residential developments. As homeowners enjoy their desired lifestyle in their dream abodes, there will come a time when there is a need to make some adjustments to their properties. The Urban Redevelopment Authority (URA) defines Additions and Alterations (A&A) works as minor works to an existing landed property that do not increase the gross floor area (GFA), or involve the removal and replacement of external walls or structural elements (such as columns and beams), by more than 50%. They should also not involve an increase in storey height and a change in the housing form (such as the conversion of a semi-detached house to a detached house).

Many homebuyers take over old, dilapidated properties in great locations with an eye towards restoring them to their former glory, albeit in a contemporary fashion. Traditional architecture, with its traditional facade and old-style windows harking back to the 70s, gives way to lovely, modern and aesthetically-pleasing forms. Some owners prefer to give up their long driveways and outdoor gardens in favour of a larger covered area, creating an extention of their living rooms to accommodate families that have grown in size since the properties were bought. It is, after all, a blessing to have one’s children and grandchildren by one’s side, under the same roof.

Other families elect to add a new kitchen to the existing one. Having dry and wet kitchens, as they are known, allows the separation of food preparation and heavy cooking to keep the interior clean and the fumes out. Under the protective cover of retractable awnings or permanent, concrete structures, heavy cooking can be done outdoors so that unwanted grease and smells are kept from seeping into the house. After a hearty meal, families love to gather together in a cosy environment to spend time and bond with one another. This is where a lounge area comes in useful. Some of these family areas come in the form of a new half-floor between existing levels or in the attic of the roof, thoughtfully-designed to accommodate the entire families with creature comforts like sofas and easy chairs, a large flat-screen television and good sound systems.
